Moving to the Space Coast for an Aerospace Job? Where to Live, by Employer

Florida's Space Coast is two job markets seventy-two miles apart, and picking the wrong end of it is the most expensive mistake a relocating aerospace worker makes. Titusville is 10 miles from Blue Origin and 38 from L3Harris; Palm Bay is the exact inverse. Commute distances to every major employer, paired with current median prices from our MLS feed — and the reason the county's cheapest housing sits closest to its newest jobs.

The short answer

"The Space Coast" is not one job market. It is two, seventy-two miles apart, and picking the wrong end of it is the most expensive mistake a relocating aerospace worker makes.

  • North — Kennedy Space Center, Cape Canaveral Space Force Station, and Merritt Island. This is Blue Origin, SpaceX, NASA, and Amazon's Kuiper work.
  • South — the Melbourne corridor. This is L3Harris, Northrop Grumman, and Embraer.
  • Middle — Patrick Space Force Base, between Satellite Beach and Cocoa Beach, now home to STARCOM.

Titusville sits 10 miles from Blue Origin's Merritt Island plant and 38 miles from L3Harris headquarters. Palm Bay is the precise inverse: 6 miles from L3Harris, 36 from Blue Origin. Those are not interchangeable addresses, and no national relocation guide will tell you so.

Here is the part worth reading twice: the cheapest housing in Brevard County is the housing closest to the newest jobs. Titusville and Cocoa carry the county's lowest median list prices — about $324,000 each — and they are ten to eleven miles from the single largest aerospace expansion currently under construction here.

The geography nobody explains before you accept the offer

Brevard County runs long and narrow along the Atlantic. Four things shape every commute in it:

  1. I-95 runs north–south inland and moves fast.
  2. US-1 runs north–south along the mainland riverfront, slower, light-to-light.
  3. A1A runs the barrier island, one lane each way in places.
  4. The causeways — SR-528, SR-520, SR-404 Pineda, SR-518, US-192 — are the only ways across the Indian and Banana Rivers, and they concentrate traffic.

That last point is what surprises people from Colorado or Southern California. Beachside-to-mainland trips are not straight lines; you route to a bridge. A home three miles from your office as the pelican flies can be a twenty-minute drive.

Straight-line understates real driving distance — meaningfully so for beachside-to-mainland trips — but the relative picture is exact, and that is what you need when you are choosing between towns from two thousand miles away.

Where to live, by where you badge in

If you work at KSC, the Cape, or Merritt Island

Blue Origin, SpaceX, NASA, Amazon Kuiper, and the launch pads.

Your realistic set is Titusville, Port St. John, Cocoa, Rockledge, Merritt Island, Cape Canaveral, and Cocoa Beach — everything within about a fifteen-mile radius of the space center.

  • Titusville is the value play and the shortest commute to Exploration Park. Older housing stock (median build year 1989), the county's lowest prices, and a downtown that has been slowly reviving on space-economy money. See Titusville.
  • Merritt Island puts you between the Cape and the rivers, with the county's best canal-front inventory. Prices run higher (~$479,000 median) and the stock is older — a median build year of 1983 means roof age and insurance deserve early attention. See Merritt Island.
  • Cape Canaveral is the cheapest oceanfront in Florida and a ten-mile commute, though it is overwhelmingly condo inventory — read the condo section below before you fall for a listing. See Cape Canaveral.
  • Cocoa Beach costs more (~$525,000) and buys you the beach and the same commute. See Cocoa Beach.
  • Cocoa and Rockledge are the mainland middle: Cocoa Village for walkable historic character at the county's lowest prices, Rockledge and Viera for master-planned inventory and the strongest schools.

Do not commute from Melbourne or Palm Bay to the Cape. It is 35 to 40 miles each way on I-95, and the people who try it stop trying it within a year.

If you work in the Melbourne corridor

L3Harris, Northrop Grumman, Embraer, and the defense-electronics base.

Your set is Melbourne, West Melbourne, Palm Bay, Suntree, Viera, Satellite Beach, Indian Harbour Beach, Indialantic, and Melbourne Beach.

  • Palm Bay is where the new construction is. A median build year of 2022 across a thousand-plus active listings is the newest inventory in the county by a wide margin, at a $350,000 median and inland insurance exposure.   • Melbourne puts you minutes from the campuses with a real downtown. See Melbourne.
  • Viera and Suntree are the master-planned option — strong schools, newer stock, an easy run to both Melbourne and Patrick. See Rockledge & Viera.
  • The south beachesSatellite Beach, Indian Harbour Beach, Indialantic, and the South Beaches — put you on the ocean within a short causeway hop of Melbourne, at a real premium ($480K to $753K medians) and tier-5 insurance exposure.

If you are reporting to Patrick Space Force Base

STARCOM and the Space Force side.

Patrick sits between Satellite Beach and Cocoa Beach, which makes it the easiest commute in the county to solve. Satellite Beach (4 miles), Indian Harbour Beach (6 miles), Suntree (4 miles), and Rockledge/Viera (7 miles) all work comfortably; Melbourne and Cocoa Beach are reasonable at around 9 to 10.

If you are PCSing, two things worth knowing: VA financing changes the math on beachside condos considerably — many buildings are not VA-approved — and BAH does not stretch as far on the barrier island as it does in Viera or Rockledge. Why the demand is real, not a story

Housing markets built on speculation break. This one is built on payroll, which is why it behaves differently.

  • Blue Origin's Project Horizon, announced May 2026, is a $600 million expansion adding an 830,000-square-foot facility at Rocket Park on Merritt Island to build New Glenn's upper stage — 500 new jobs at an average salary of about $98,000. Blue Origin has scaled to roughly 4,000 Florida employees since 2015 across 11 sites in Brevard and Orange counties.
  • SpaceX is building Starship infrastructure at both LC-39A and SLC-37, with the Gigabay facility rising off Roberts Road at KSC — structural steel topped out as of July 2026 — and a first Florida Starship launch targeted for late 2026.
  • STARCOM completed its headquarters move to Patrick SFB and opened a $28 million annex in March 2026. About 142 personnel occupy it now with room for ~75 more, remaining Colorado relocations continue through 2027, and the command announced a 400+ civilian hiring surge in April 2026 across cybersecurity, data science, intelligence analysis, and program management.
  • Countywide, Brevard carries more than 36,000 aerospace workers and has added roughly 60,000 residents since 2020.

An average salary of $98,000 against a $324,000 median list price in Titusville is a ratio that has essentially vanished from the aerospace corridors these workers are leaving — coastal California, Denver, Seattle.

The arbitrage almost nobody acts on

Put the two datasets together and something odd falls out.

The communities closest to the county's newest and fastest-growing employers — Titusville, Cocoa, Cape Canaveral — carry its lowest median prices. The communities furthest from them — Melbourne Beach, Indialantic, Malabar — carry the highest.

That is not irrational. Those southern prices are buying beach, schools, and proximity to the older, larger, more established Melbourne defense base. Titusville's prices reflect decades of post-Shuttle stagnation that the market has not fully repriced.

But if you are being hired into the north-county build-out, you are being offered the shortest commute in the county at its lowest entry price. That combination does not usually persist once a $600 million plant finishes hiring.

The honest caveat: north Brevard has been promised booms before. The Shuttle program's end in 2011 gutted Titusville, and anyone who bought on the assumption of a quick recovery waited a long decade. Buy it because the commute and the price work for you today, not because you are betting on appreciation.

The condo question

If you land on Cape Canaveral or Cocoa Beach for the commute — and plenty of Blue Origin and SpaceX people do — understand what you are buying. Those markets are overwhelmingly condo inventory in older buildings: 82% of active Cocoa Beach residential listings carry association dues, at a median of $858 a month, and the median building was built in 1981.

Florida's post-Surfside milestone inspection and reserve-funding rules have repriced those buildings substantially. It is entirely possible to buy well there — but the building matters more than the unit, and a low fee on a 1970s oceanfront tower is a warning rather than a bargain. Two costs that will not show up in your offer letter

Insurance. It varies by a factor of nearly three across a thirty-minute drive — roughly $2,500 a year in Palm Bay or Rockledge against roughly $5,400 on the barrier island, before flood. Property tax, and a 2026 deadline. Florida's Amendment 3 goes to voters on November 3, 2026. If it passes, anyone establishing Florida residency on or after January 1, 2027 keeps only the current ~$50,000 homestead exemption for five years instead of the expanded $250,000. Rent first or buy now?

The standard relocation advice is rent for a year. Here it deserves a caveat in both directions.

Rent first if you are unsure which campus you will end up at, your program has funding risk, or you have never lived through a Florida summer or hurricane season. Aerospace assignments move.

Buy now if your role is tied to a specific site with a multi-year build-out — the Merritt Island plant, the Starship pads, the STARCOM annex — and you can identify the commute you want. Inventory is unusually favorable to buyers right now, and the Amendment 3 residency deadline is a genuine, if conditional, reason not to drift into 2027 by default.

Either way, decide by commute first and house second. It is the variable you cannot renovate.

The closest communities are Satellite Beach (about 4 miles, ~$555,900 median list), Suntree and Viera (about 4 to 7 miles, ~$399,900 in Rockledge), Indian Harbour Beach (about 6 miles, ~$479,900), and Cocoa Beach (about 9 miles, ~$525,000). Mainland options in Viera and Rockledge generally stretch a BAH further than beachside ones, and many beachside condo buildings are not approved for VA financing.

Should I buy on the beach or on the mainland?

It depends on how much of your budget you want going to insurance. Barrier-island homes carry roughly $5,400 a year in homeowners insurance against roughly $2,500 inland, before flood coverage, and beachside condo dues run to a median of $858 a month in Cocoa Beach. Mainland communities like Rockledge, Viera, and Palm Bay trade the ocean for materially lower carrying costs and, in Palm Bay's case, much newer construction.

Is Titusville a good place to buy right now?

When is Starship launching from Florida?

SpaceX is targeting a first Florida Starship launch in late 2026 from Kennedy Space Center's LC-39A, with additional pads under construction at SLC-37 at Cape Canaveral Space Force Station. The Gigabay assembly facility off Roberts Road had its structural steel completed as of July 2026. Launch schedules routinely move, so treat any date as provisional.
