You may use the site to learn about the Space Coast, search for homes, estimate values and costs, and get in touch with us. You must be at least 18 to submit a form or open a portal account. You agree to give us accurate contact information and not to submit information about someone else without their permission.

You agree not to scrape, harvest, copy, or republish listing data or other content from the site; not to interfere with the site or try to get around its access controls; and not to use the site for anything unlawful, deceptive, or harmful.

Listing information provided by the Space Coast Association of REALTORS® IDX program. IDX information is provided exclusively for consumers' personal, non-commercial use and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing. Information is deemed reliable but is not guaranteed accurate by the MLS.

Listings can change or be sold or withdrawn at any time, and the information shown may lag the MLS. Photos, descriptions, measurements, taxes, fees, and school assignments come from the listing brokerage and the MLS and are not verified by us. Confirm anything that matters to you before relying on it. Listings shown on this site are not all the listings in the MLS; some listing brokers do not permit display on other sites.

Our home value estimates, mortgage and net proceeds calculators, seller and buyer net sheets, market statistics, and closing cost figures are estimates produced from formulas, public records, and MLS data. They are provided for orientation only. They are not an appraisal, a comparative market analysis, a loan offer, a quote, a guarantee of value or cost, or legal, tax, or financial advice.

Interest rates, tax rates, insurance costs, title premiums, and fees change and vary by property, lender, and closing agent. Before you make a decision, confirm the numbers with your lender, title company, tax advisor, or attorney. A 7 Waves agent can prepare a written estimate for your situation on request.

Reading the site, running a search, saving a home, or sending us a message does not make you our client and does not create a brokerage relationship. Under Florida law, a licensee is presumed to act as a transaction broker unless a different relationship is agreed to in writing. A brokerage relationship with 7 Waves begins only when you and a 7 Waves agent sign the applicable agreement or disclosure, at which point that document governs.

Anything an agent shares with you before then is general information, not advice on your specific situation. Please do not send us confidential information you would not want a transaction broker to have until a relationship is in place.

When you give us your contact details you consent to be contacted by 7 Waves and its agents by email, phone, and text message about the real estate services you asked about, including with automated technology, as described in our Privacy Policy. Consent is not a condition of buying or selling with us. Message and data rates may apply. Reply STOP to any text to stop texts, reply HELP for help, and use the unsubscribe link in any marketing email to stop those emails.

Emails and texts are not a secure or guaranteed way to reach us for anything urgent or contractual. Offers, notices, and deadlines in a transaction are handled through the documents and channels your agent tells you about.

The Agent Portal is for agents and staff licensed with or employed by 7 Waves. Access is granted and removed by the brokerage. You are responsible for keeping your sign-in private and for everything done under it, and you must tell us at once if you think it has been compromised.

Information in the portal about leads, clients, listings, and the brokerage is confidential. Use it only for brokerage business, keep it within the access you have been given, and return or delete it when your affiliation ends, as your agreement with the brokerage and Florida law require.

By accepting portal access, agents agree to receive the one-way business notifications described in the “Agents and the Agent Portal” section of our Privacy Policy, in the portal, by email, and by text message to the mobile number on their profile, and may manage those as described there.

If you give us a testimonial, a review, a photo, or a message for publication, you give 7 Waves a non-exclusive, royalty-free permission to use, edit for length, and display it on our website and marketing, with the name you asked us to use, until you ask us to take it down. You confirm it is yours and true. We may decline or remove anything at our discretion.

Messages you send through the site, live chat, and open house sign-ins are kept in our records as described in the Privacy Policy.

The text, design, photographs, videos, graphics, guides, and tools on this site are owned by 7 Waves Real Estate or used with permission, and are protected by copyright and trademark law. Listing content belongs to the listing brokers and the MLS. You may view and print pages for your personal, non-commercial use. Any other use needs our written permission.

Events, tides, launch schedules, webcams, and other local information are gathered from public sources and third parties and are shown for convenience. They can be wrong or out of date. Check with the organizer or official source before you rely on them.

The site links to and draws on services we do not control, including the MLS, map and address services, event listings, and social networks. Their content and their privacy practices are their own. A link is not an endorsement.

The site and its content are provided “as is” and “as available.” To the fullest extent the law allows, 7 Waves disclaims all warranties, express or implied, including accuracy, completeness, merchantability, fitness for a particular purpose, and non-infringement. We do not promise the site will be uninterrupted or error-free.

To the fullest extent the law allows, 7 Waves and its agents, employees, and service providers are not liable for any indirect, incidental, consequential, special, or punitive damages, or for lost profits or lost opportunities, arising from your use of the site or reliance on its content, even if we were told they were possible. Our total liability for any claim relating to the site will not exceed one hundred dollars. Some states do not allow some of these limits, so some may not apply to you.

You agree to hold 7 Waves harmless from claims that arise from your misuse of the site or your violation of these terms.

These terms are governed by the laws of the State of Florida, without regard to its conflict-of-law rules. Any dispute about the site or these terms will be brought in the state or federal courts serving Brevard County, Florida, and you consent to their jurisdiction. Before filing anything, please email us and give us 30 days to try to work it out with you.

If any part of these terms is found unenforceable, the rest still applies. Our not enforcing a term is not a waiver of it.

We may update these terms. We will post the new version here and change the date at the top. Using the site after a change means you accept it.
