How the estimate works

Closed residential sales from the Space Coast MLS within one mile and 12 months, sized within 25% of your living area and within one bedroom. If fewer than five qualify, the net widens to two miles, 18 months and ±35% of your living area, then to three miles, 24 months and ±50% — and the bedroom filter is dropped at both of those wider tiers.
Each sale is weighted by recency and distance — a sale last month two streets over outvotes one from 18 months ago across town. With eight or more comps, the top and bottom 10% of price-per-square-foot are trimmed. The weighted median $/sqft × your square footage × a condition factor (needs work 0.88, fair 0.95, good 1.00, excellent 1.07) is your estimate, rounded to the nearest $1,000.
The range is the 25th–75th percentile of comp $/sqft, never narrower than ±7% (high confidence) or ±12%; with few comps it is a flat ±12–18%. If the number strays more than 40% from the town’s Zillow typical value it is blended 70/30 toward that value and confidence drops. High confidence means ten or more comps within a mile. No usable comps means no number — an agent runs it by hand, free.
What it can’t see
The model prices what the sold records record. It does not price:
- Interior condition beyond your own rating — upgrades, roof age, permits
- Water frontage, docks, pools, and views
- Houses and condos are pooled by $/sqft inside the search radius
- Coverage follows the Space Coast MLS: an Orlando or out-of-area address may return few comps and go to an agent instead
- Sold records are retained for roughly 24 months; older sales never count

How accurate is an online home value estimate?

Our estimate is a weighted median price-per-square-foot of recent closed sales near your address, so it is only as good as the comps: in a subdivision with many similar sales it lands within a few percent and shows a tight range; on the barrier island, on the water, or on acreage the range widens and the tool says so. What data is the 7 Waves home value estimate based on?

We look for similar-size homes (within 25% of your square footage and within one bedroom) that closed in the last 12 months within one mile. Why did it say my home needs a human instead of giving a number?
It means the MLS sold data near your address could not support a number we would stand behind — usually a rural lot, an unusual property, or an address outside Space Coast MLS coverage (for example parts of Orlando). Rather than guess, the tool routes it to an agent who runs the comps by hand, free.
Does the condition of my home change the estimate?
Yes. The tool applies a multiplier to the comp-based value: about 12% below for a home that needs work, 5% below for fair condition, none for good, and 7% above for excellent. It cannot see a new roof, a dock, a pool, or a view — an agent can, which is why the emailed report offers a free in-person evaluation.
How long does it take to sell a home on the Space Coast?
As of July 2026, the median Space Coast home goes under contract in about 35 days (Zillow Research, metro level); add roughly 30–45 days from contract to closing for a financed buyer. Pricing at the comps is what keeps a home on the fast side of that median.
What does it cost to sell a house in Florida?
Outside of brokerage compensation, which is set in your listing agreement, the Florida seller charges that scale with the price — the $0.70-per-$100 documentary stamp tax on the deed (the price rounds up to the next $100) and, by custom in Brevard County, the owner’s title insurance policy, plus a municipal lien search with settlement and recording fees — run about 1.3–1.5% at closing. On a $450,000 sale the deed stamps alone are $3,150. A property-tax proration, an HOA or condo estoppel letter, unpaid assessments and a survey are charged on top when they apply. How is this different from national home value estimators?
National tools model values from public records and broad trends. Ours is built from closed MLS sales within a few miles of your address, weighted toward the most recent and nearest, with a Zillow town value used only as a sanity band when the comps stray more than 40% from it — and it tells you its confidence. When the two disagree, the comps usually explain why — and a local agent settles it with a walk-through.
