Brevard County homes that closed in the last 90 days sold for a median of $360,000 — 98.2% of their final asking price and 96.2% of the original list price — and took a median of 66 days from listing to closing day (Space Coast MLS, 3,066 sales through September 4, 2026). Typical seller closing costs in Florida run about 1.3–1.5% of the price before brokerage compensation: on a $360,000 sale, roughly $2,520 in documentary stamp tax, about $1,875 for the owner’s title policy, and about $650 in lien search, settlement and recording fees — around $5,045 (1.4%). A property-tax proration, an HOA or condo estoppel letter, unpaid assessments and a survey are charged on top when they apply.

What does it cost to sell a house in Florida?

Outside of brokerage compensation, the Florida seller charges that scale with the sale price — the state documentary stamp tax on the deed ($0.70 per $100 of price, rounded up to the next $100), the owner’s title insurance policy (by custom in Brevard the seller pays for it and chooses the title agent), and a municipal lien search with settlement and recording fees — run about 1.3–1.5% on typical Space Coast prices. When is the best time of year to sell on the Space Coast?

Zillow’s days-to-pending history for the Space Coast metro shows homes going under contract fastest in May (about 24 days on average across 9 years) and slowest in January (about 33 days). Listing in late winter or spring puts you in front of the buyers who move over summer, but the seasonal swing is a couple of weeks — the price you set matters far more than the month you pick.

Do I have to pay a real estate commission to sell in Florida?

Brokerage compensation is not set by law or by any MLS — it is negotiated in your listing agreement, and since the 2024 NAR settlement any compensation offered to a buyer’s agent is negotiated separately rather than published in the MLS. Ask what the fee includes (photography, video, drone, staging advice, marketing spend) and how the plan changes if the home has not sold in the first 30 days.

Do I need a pre-listing inspection or wind-mitigation report to sell on the coast?

Not required, but on the coast a recent wind-mitigation report and a four-point inspection (roof, electrical, plumbing, HVAC) are exactly what the buyer’s insurer will ask for, and a roof older than 15–20 years can stall a financed buyer’s policy. Having those reports in hand before you list removes the most common reason coastal contracts fall apart during the inspection period.
